TIFFIN, Iowa (CBS2/ FOX 28) — Iowa’s fastest growing city has plans to get even bigger.

Corridor developers, The Ders Group, are working on a new 265-acre mixed used project in Tiffin, which will include retail, housing and entertainment.

“It’s trying to prepare for what’s been in the making, the past few years,” said Alex Andersen, Co-Owner of The Ders Group.

Young developers Alex and Nick Andersen, alongside their father, Scott Andersen, have been acquiring more than 400 acres of land for development in the Tiffin area. 

They plan to give the residents of Tiffin more opportunities within the city’s backyard.

“The original vision for Park Place was to create an environment with a downtown feel with it, but also it’s very people oriented,” said Alex. “So we’ll have roughly 2,000 apartments. we have over 100 single family lots.”

“We’ve got a two acre park planned there that has a pedestrian tunnel going under the road that kind of connects everything,” said Nick. 

“The people in town have wanted some economic development,” said Tiffin Mayor Steve Berner. “They want to be able to see some commercial activity, and some restaurants.”

Berner said this project is crucial because it will also complete Park Road, costing $30 million, which the city will need when Forevergreen Road opens to traffic on Interstate 380. 

“The developer that bought all the ground up there was willing to do it,” said Berner.

He said the city will attract more out of town visitors and improve infrastructure will more money coming into the city. 

“As far as keeping good streets and water sewer, the things that we need to provide for the people in town, needs the commercial growth to pay for it,” said Berner. 

The developers already have some notable retailers interested to build at the site and will announce those names as plans finalize. The groundbreaking ceremony for Park Place is expected to take place this spring.
